and try to view it objectively, as a buyer would. Remove clutter
(even if you have to store some things temporarily), spruce
it up (repair those drawer slides, repaint--it's cheap and
easy, trim the shrubs, etc.), and, if necessary, have those
repairs done that you have postponed. A small investment will
be worth it. Otherwise, a buyer will see the blemishes and
estimate their cost to fix them, and then deduct that amount
from their offer. Remember also that if you leave fixtures
in place which you expect to exclude, their omission may affect
the buyer's offer; it is better to remove or replace fixtures
like your grandmother's chandelier before you show the property.
If you need the assistance of an appraiser to establish a
price for the property, a surveyor, Mortgage Company, repairman
or contractor, a title company to provide title insurance
and handle the closing, or additional legal assistance beyond
the basic sale documents, we can make referrals to other professionals
in these fields.
When you have prepared your property for the best presentation,
list its features. A Fact Sheet for Residence and a Fact Sheet
for Land are located on this website. If you complete one
of these and fax it to us, we can use it to prepare advertising
text for newspaper and website listings. We will take photos,
or you can provide them to us, for use in advertising and
in preparing flyers to be made available to those who drive
past your property. When the property is listed with us, we
will provide you with signs to direct traffic to your property
and to point out your property, showing prospective buyers
how to contact you and, if you are unavailable at that phone
number, how to contact us and we will get that information
to you. Advertising will be in the Star News unless other
arrangements are made. The listing will continue for up to
three months.
